Which actors intervene when buying your home?

We meet today to address a new theme: those of the different parties involved in the purchase of a property! 🤓
Indeed, when you start your research, you have the opportunity to call on several stakeholders: mortgage broker, bank, real estate agent, lawyer ...

And it is therefore these different actors that we will talk about! 😃

The role of the mortgage broker

When you want to embark on a new real estate project, the first step, before you even start looking at the properties, is to know the budget you could borrow.

For this, you can call on a mortgage broker. It works with several lenders (banks) to obtain the best possible rates for your loan. It therefore acts as an intermediary between the bank and you. He will also accompany you for loan insurance, which is as important as the loan itself.

In the first place, the mortgage broker will ask you for all the information necessary for the constitution of the file (family and financial situation among others). He will then give this file to the bank that most appropriately suits your profile.

Note: the mortgage broker is only remunerated if your loan is realized.

And the bank in all this?

If at first, you do not want to use a mortgage broker, you can make an appointment with your banker. He will proceed in a similar way to the broker, he will study the feasibility of your real estate project, your personal and financial situation and will tell you the amount you could borrow.

It may also be that your bank does not follow you in your project. In this case, several options are available to you: apply to other banking organizations or see with a mortgage broker.

Counsel: Do not hesitate to save every month, even a small amount (50 euros for example) to make a contribution. 🙂

Finding your property: the role of the real estate agency

The notary, an indispensable intervener

When you have found your new cocoon (whether through an agency or an individual), you will have to go through the last step: that of the notary. Moreover, if you have trusted a real estate agency, it will send the notary all the necessary documents to draft the final deed. Otherwise, it will be up to you to communicate the documents.

It is therefore when signing this authentic deed, about 3 months later (more or less) that you will officially become the owner and you will receive the keys to your new home! 🥹

💬 Can a real estate agency search for a property for me?

It all depends on the real estate agency but some can actually look for a property for you, this is also the case of our agency. The real estate agency that is looking for will be paid only if you find your property. ☺️

💬 Do we have to go see our bank or a mortgage broker before starting our search?

There is no obligation however the real estate agency will ask you in order to know your budget and not to present you properties outside it. By knowing your budget, you will be able to position yourself more quickly on a property (especially if you have a crush). 🙂
