In which season to put your property on sale?

Hello hello 👋🏻

We continue in the line of advice to sell your property! And yes, after having indicated all the key steps of a (classic) sale, we will talk about the seasons in real estate... and more precisely the best period(s) to sell your house or apartment! 😌

Spring 🌸: the most favorable season for sale your property
Yes, you read that right, now is THE time to put your house or apartment up for sale!

Indeed, between April and June, real estate transactions are on the rise. This is explained in particular by the arrival of sunny days. It is starting to get good, so it is easier to ventilate the rooms. The days also lengthen and it is dark later in the evening. Natural light is then present. These conditions will help potential buyers to project themselves more.

Another reason, this time more organizational... back to school. Indeed, if you find your new cocoon during the spring, the sales agreement will be signed in principle during the summer. This will give you a little time to move in and prepare for the start of the school year in a more serene way. No stress!
Summer ☀️: a milder season
The summer season is indeed quieter than spring. The sales agreements of last season have just been signed or will be signed in a short time.

Properties are therefore becoming rarer on the real estate market. But be careful, this does not mean that your house/apartment will not sell if you decide to put it on the market in the summer. Even if many people will have gone on vacation, the remaining potential buyers will be more attentive and available.
The properties being less numerous, your house will be even more visible on the different communication channels (Le Bon Coin, Facebook ...) and that's great!

Small advice: remember to favor visits at the end of the day in case of high heat (and to close the shutters during the day to keep the freshness 😉).
Autumn 🍁: supply exceeds demand
Real estate transactions gradually restart at the end of September, once the start of the school year has passed. Indeed, there is not much demand and this is mainly due to the rush of the start of the school year: return from the holidays, purchase of school supplies, registration of children for activities, return to work ... In short, potential buyers do not necessarily have the head to that!

Even if supply is somewhat present, it is therefore not the same for demand.
Winter ❄️: the calm before the storm
If you live in the mountains, this is THE season to sell your property! And if there is snow, it is even better to convince potential buyers.

On the other hand, this is somewhat less the case in the rest of the regions. However, you should not neglect your interior if you want to put your property up for sale. Indeed, it is an opportunity to create a cocooning and relaxing atmosphere with plaids, candles or a fireplace.
In conclusion?
No matter the season, and even if there are periods more intense than others, there will always be a buyer who will get up in the morning with the goal of finding his home... And who knows, maybe it will be yours?

There is not necessarily an average delay, it all depends on the location of the property, its condition and its price. In rural areas, a property can take between 3 and 4 months to sell, as less than a month if a person has had a crush. Of course, the price displayed will also have all its importance, hence the need to estimate your house / apartment before a sale (even from individual to individual). ☺️

💬 And for my purchase, what is the best time?
You can start your research in October & sign the compromise at the beginning of the year, so you can enjoy your cocoon as the sunny days approach. 🙂  The demand being less important, you will indeed have even more chance of finding the property that suits you.
